Affordability Drives Calgary’s Housing Market

With rising interest rates on the horizon buyers will see 2010 as the year to take advantage of low mortgage rates

Calgary, February 1, 2010 – Affordability continues to drive a recovery in Calgary’s housing market according to figures released today by the Calgary Real Estate Board (CREB®).

The number of single family homes sold in January 2010 in the city of Calgary was up 39 per cent from the same time a year ago, while condominiums sales saw an increase of 67 per cent from the same time a year ago.

Canada's Economy has Turned the Corner

Canada's economy showed signs of picking up pace in the final-quarter 2009. Anincrease in employment in the quarter spurred a rise in retail spending and helped the strong rally in the housing market. This increase in household activity reverberated throughout the economy with manufacturing and wholesale activity rising as well. We expect real GDP growth of 3.4% for the final-quarter 2009 and boosted our forecast for growth in the first half of 2010. We look for Canada's economy to grow at a trend-like 2.8% this year, accelerating further in 2011 with growth forecasted to average 3.9%.  ...AND IS ENTERING 2010 ON FIRM FOOTING.

2010 Calgary Real Estate Market Ramping Up

2009 was a pretty good year for real estate in Calgary, especially compared with 2008. 

2010 however, is proving to be a great year.  Interest rates are still low, but they will go up, and soon.  Buyers are very interested in taking advantage of the last few weeks of these lower fixed rates and my pre-approvals are stacking up.

Locking into a 3.99% rate right now, and holding it for 4 months while you take the time out to look for the right property is crucial.  When the bond markets start to see increases, the fixed rate market follows shortly there after.

The Bank of Canada has conditionally promised to keep the Key Overnight rate low until the end of the second quarter, but realistically they can change their mind at any time.  Once the Prime rate…

Calgary Housing Market Turns for Better

November sales, prices dwarf year-ago levels

But just two weeks into November, preliminary housing sale numbers indicate how dramatically the market has turned since then.

Sales in November of this year will eclipse those for November 2008. And at this pace, average sale prices will also be up from a year ago.

“It has a lot to do with the low mortgage rates,” said Nikki Harrison, a Realtor© with CIR Realty, adding that has stimulated buyers to purchase homes.
